Quarterboard manages nine homes in Seagrove, Grayton Beach and Blue Mountain Beach. If your house is a fit, you’ll have one person to call, a walk-through after every stay, and a photo with every repair bill.

The guest who books must be 25 or older, no house takes more guests than it sleeps, and there are no events. We call every first-time guest before confirming a stay in one of our larger homes.

Questions owners ask
What do you charge?
A share of the rent, agreed in writing before you sign anything. No setup fee and no fee on your own stays. The proposal spells out the number and exactly what it covers.
Do I need a license to rent my house?
Yes. Florida licenses vacation rentals through the Department of Business and Professional Regulation, and the house needs to be registered for state sales tax and Walton County tourist development tax. We handle all three, and file the taxes on every stay.
What if guests damage something?
Every booking includes a damage waiver, so accidental damage up to $2,000 is repaired at no cost to you. Beyond that, we document it and bill the guest. You see the photos either way.
Can I leave if it isn’t working?
Yes. Our agreement runs year to year, and either of us can end it with 60 days’ notice. Guests already booked keep their stays.
What happens in a hurricane?
When a named storm is forecast, we bring in outdoor furniture, secure the house and send you photos. We check it again as soon as the county lets us back in.
What insurance do I need?
A homeowner’s policy that allows short-term rentals, with liability coverage, plus flood insurance. We’ll give you a list of what to ask your agent.
