Booking and payment
Book online from any home’s page. Our booking site shows the full price for your dates, including cleaning and the damage waiver, and adds taxes before you pay. Half is due when you book and the rest 30 days before arrival; stays booked within 30 days are paid in full.
What’s in the price
Every price on this site includes cleaning and the $89 damage waiver. Florida sales tax and Walton County tourist development tax are added at checkout. Extras like pool heat or a golf cart are added only if you choose them.
The damage waiver
$89 per stay, included in every booking. With it, we waive charges for accidental damage up to $2,000. It doesn’t apply to damage done on purpose, pets that weren’t on the booking, or extra cleaning.
Cancellations
Cancel more than 60 days before arrival and we refund everything you’ve paid, less a $150 fee. Within 60 days, we refund only if we rebook your dates. Travel insurance from an outside insurer is offered when you book. It’s optional.
Hurricanes
Hurricane season runs June 1 to November 30. If Walton County orders a mandatory evacuation that covers your stay, we refund the nights you can’t use. Storms without an evacuation order aren’t covered; that’s what travel insurance is for.
Arriving and leaving
Check-in is at 4 pm and check-out at 10 am, Central Time. Your door code arrives by text on the morning of arrival. Early check-in at 1 pm is $75 when the house is ready. We’ll text you that morning if it is.
Minimum stays
From early June to mid-August, most homes rent Saturday to Saturday for 7 nights; Half Moon, Ghost Crab and Tupelo take 5-night stays. The rest of the year, the minimum is 3 nights.
Who can book
The person booking must be 25 or older and stay in the house. We don’t allow more guests than the house sleeps. No events, parties or weddings, of any size.
Dogs
Dogs are welcome at homes marked Pet friendly: up to two, $250 per stay. On Walton County beaches, dogs need a county permit that only residents and property owners can get, so plan on the house and the yard.
Golf carts
Street-legal golf carts, called LSVs, can use 30A and other roads with a speed limit of 35 mph or less, and the driver needs a valid driver’s license. Regular golf carts aren’t allowed on 30A. Loblolly comes with one; for the other homes we can arrange one when available, $120 a day or $650 a week.
The beach
Each home’s page says which beach access it uses, how long the walk is, and whether you cross 30A. In Walton County, much of the dry sand in front of beachfront homes is private property, while the wet sand along the water is public. Use the access listed for your home and respect posted signs. Where a walk crosses 30A, use the marked crosswalk.
Beach rules
Walton County requires that everything come off the beach at the end of the day, including chairs, tents and toys, and that holes be filled in. Stay off the dunes and use the walkovers. From May through October, sea turtles nest here, so keep beach-facing lights off after dark. Double red flags mean the water is closed, and the county fines people who go in.
Getting here
From Seagrove: Northwest Florida Beaches International Airport (ECP), about 35 minutes; Destin-Fort Walton Beach Airport (VPS), about an hour; Pensacola International (PNS), about an hour and 45 minutes. 30A is on Central Time.
